AI for Real Estate.

Real estate teams have AI use cases concentrated in three areas: marketing (listings, social, follow-up), operations (transaction coordination, document handling), and lead management (qualification, nurture, response time). The fastest wins are usually in client communication and listing content. Heavier wins come from CRM automation and showing-feedback workflows.

Listing description (residential)

For: Listing agent
You are writing a residential MLS listing description in the voice of [BROKERAGE]. Style: warm, specific, no real estate cliches (no 'must see,' 'won't last,' 'gem'), no fair-housing-violating language. Use active voice. Lead with the most distinctive feature. Target 120-180 words.

Property facts: [PASTE FACTS]
Distinctive features: [LIST 3-5]
Target buyer: [WHO]

Return three options: standard, premium, and family-focused.

Buyer intake call summary

For: Buyer agent
You will receive a transcript of a buyer intake call. Produce a structured brief with these sections:
- Buyer profile (who, motivation, timeline)
- Must-haves (5-7 items)
- Nice-to-haves
- Deal-breakers
- Budget + financing notes
- Geographic preferences
- Lifestyle context (commute, schools, hobbies)
- Communication preferences
- Open questions to clarify next conversation

Use direct quotes where they capture intent precisely. Flag anything ambiguous.

CMA narrative

For: Listing agent
You are an experienced listing agent writing a CMA narrative for a seller. Use only the comp data provided — do not invent comps. Structure:
1. One-sentence pricing recommendation with confidence level
2. Three closest comps and why each is relevant
3. Two adjustments that matter most for this property
4. Current micro-market trend (last 90 days)
5. Strategic recommendation for list price + supporting rationale

Tone: confident, data-grounded, readable to a non-agent. Avoid jargon. Max 400 words.

Compliance & guardrails

What to watch for.

  • Fair Housing Act: never reference race, color, religion, sex, familial status, national origin, disability — or state/local protected classes — in listings, ads, or outreach. Run every public-facing piece through a compliance check.
  • MLS rules: most MLS systems prohibit certain language and require specific disclosures. Confirm your local MLS rules before publishing AI-generated listings.
  • TCPA / CAN-SPAM: do not let AI auto-send to leads who haven't opted in. AI drafts, humans send.
  • License laws: anything that constitutes an opinion of value (CMA narratives, pricing recommendations) must come from or be reviewed by a licensed agent — never present AI output as the final word.
  • Confidentiality: do not paste client SSN, bank details, or deal-sensitive info into consumer AI tools without checking your data policy.

Wins we’ve seen

Real outcomes.

  • A 12-agent brokerage in Texas cut listing-description drafting from 35 minutes to 6 minutes per listing — over 200 hours saved per year.
  • A solo agent in Florida used a buyer-brief generator to prep for showings 2x faster and reported higher close rates from better-targeted matches.
  • A property management firm built a maintenance-request triage agent that handled 60% of inbound tickets without human routing.
